The Ultimate End-of-Lease Cleaning Checklist (WA)

Getting the bond back shouldn't be a gamble. But plenty of tenants spend a full weekend cleaning, hand back the keys, and still lose part of their bond because the exit report flagged the rangehood filter or the skirtings behind the door. Property managers in Perth and Bunbury are thorough, and they use detailed condition reports. A missed item is a missed item.

This end of lease cleaning checklist covers every area a property manager inspects, room by room. Work through it before handing back the keys and there won't be any surprises.

How to use this end of lease cleaning checklist

Print it out or pull it up on your phone. Tick each item as you go. In every room, clean from top to bottom: ceiling fans before skirting boards, skirting boards before floors. Do the floors last in each room, and save the full-floor mop or vacuum for the very end. That way any dust from higher surfaces gets captured in the final pass.

Kitchen

The kitchen is where most bond disputes start. Grease and grime build up in places that are easy to overlook and harder to miss on an exit report.

  • [ ] Oven interior, including racks and trays
  • [ ] Oven door glass (inside and out)
  • [ ] Rangehood and filter
  • [ ] Cooktop and surrounding splashback
  • [ ] Inside all cupboards and drawers
  • [ ] Outside of all cupboards and drawers
  • [ ] Benchtops and splashback tiles
  • [ ] Sink and taps (descale the spout if there's buildup)
  • [ ] Dishwasher interior, door seal, and filter

The bit people forget: The rangehood filter. If it's removable, soak it in hot water and dish liquid for 20 minutes before scrubbing. It's the single most common item flagged on Perth exit inspections.

Bathrooms and toilets

Soap scum on the shower screen, hard water marks on the taps, and grime around the base of the toilet are the classic misses.

  • [ ] Toilet bowl, cistern, seat, lid, and base

The bit people forget: The exhaust fan cover. Take it down, rinse it under the tap, dry it, and put it back. It takes two minutes and it's always on the inspection checklist.

Laundry

A small room but a reliable source of disputes when the tub or the area around the machine hasn't been touched.

  • [ ] Laundry tub and taps
  • [ ] Area behind and around the washing machine
  • [ ] Cupboard interiors and shelves
  • [ ] Floor, including behind the machine if you can move it

Bedrooms

Less visible buildup, but property managers look closely at walls, inside wardrobes, and anywhere that's easy to rush past.

  • [ ] Inside wardrobes: shelves, rails, and wardrobe floor
  • [ ] Wardrobe sliding tracks
  • [ ] Ceiling fan blades (top surface, not just underneath)
  • [ ] Light fittings and switches
  • [ ] Window sills and tracks
  • [ ] Skirting boards
  • [ ] Walls: spot-clean any marks
  • [ ] Fly screens (remove and wipe if dusty)

The bit people forget: The top shelf inside built-in wardrobes. Dust collects there and it gets checked.

Living areas and dining room

High-traffic rooms that can look clean on the surface but have buildup on the details that matter.

  • [ ] Ceiling fans and light fittings
  • [ ] Window sills and tracks
  • [ ] Blinds (wipe each slat) or curtains (check for marks)
  • [ ] Skirting boards and door frames
  • [ ] Door handles (front and back)
  • [ ] Sliding door tracks
  • [ ] Air conditioning filters (if your lease includes split-system maintenance)
  • [ ] Walls: remove any marks, blu-tack residue, or picture hooks (fill holes if needed)

The bit people forget: Sliding door tracks collect grit and are always checked. Run a cloth along the track or use an old knife tip to clear the corners.

Hallways, entry, and stairs

These areas get walked through on every inspection. They're often cleaned last when energy is running low.

  • [ ] Light switches and power points along hallways
  • [ ] Skirting boards
  • [ ] Stair treads and risers (both surfaces)
  • [ ] Any glass panels or mirrors in the entry area

Garage and outdoor areas

Scope varies by property, but these are nearly always part of the exit inspection.

  • [ ] Garage floor: sweep thoroughly; degrease any oil stains
  • [ ] Any shelving or storage areas: wipe down
  • [ ] Patio or alfresco: sweep and hose down
  • [ ] Bin area: remove all rubbish
  • [ ] Garden: tidy obvious overgrowth and remove any rubbish left behind

Floors throughout

Do these last to pick up any dust and debris from cleaning the rest of the home.

  • [ ] Vacuum all carpeted areas
  • [ ] Steam-clean carpets if your lease requires it (many WA tenancy agreements specify this at exit)
  • [ ] Mop all hard floors: tiles, timber, and vinyl

Windows

Interior windows are part of a standard vacate clean. Exterior windows may be quoted separately by some providers.

  • [ ] Interior glass: wipe clear of smears, marks, and dust
  • [ ] Exterior glass: clean where accessible
  • [ ] Fly screens throughout: remove, shake, and wipe if dusty

Final walk-through before you hand back the keys

Do a last pass through the property with this short list before you lock up:

  • [ ] All light globes work (replace any blown ones)
  • [ ] No rubbish left anywhere in the property
  • [ ] All keys, remotes, and access cards ready to hand back
  • [ ] Windows open for a while before the inspection to air the property
